Job Interview success depends on more than what you say. What you do can also determine whether you become a new employee or remain in the unemployment line. Pay close attention to your body language, for a successful job interview.

Attention to Details

During the interview, the person(s) conducting the meeting will be looking, as well as listening. Sometimes, what is not said speaks louder than the actual spoken words. Therefore, it is extremely important to pay attention to the following details:

Professional Interview Tips

The “Do’s” and “Don’ts” of successful job interviews have been compiled by knowledgeable people that normally sit behind the desk. The advice is almost universal; and, it begins with the clothing chosen for the occasion.

* Clothing

It is vital to wear something physically and emotionally comfortable. People who feel good about how they look tend to experience a more successful job interview. Of course, it is also important to dress appropriately for the appointment. While some individuals feel at ease in their best bathrobe and slippers, or shorts and a t-shirt, looking like a future employee of the company is a better plan.

* The Handshake

Something as seemingly simple as the handshake can ultimately set the tone of a successful job interview. In general, it’s best to wait for the person conducting the interview to offer his/her hand first. When a hand is extended in greeting, grasp the entire hand firmly and palm up, so not to appear aggressive.

* Feet Positioning

Sitting up straight, with feet planted firmly on the floor, is the best posture for a successful job interview. Women should avoid crossing their legs, and men should not sit with their legs too far apart. Casually sitting with ankle resting on the knee is definitely taboo.

* Seating

The best interview tips suggest waiting until a seat is offered by the interviewer. In the event a person is left standing, it is important to ask which seat to take. Nevertheless, it is a good idea to sit where all participants of the meeting are clearly visible.

* Arm Position

Amazingly, one of the most coveted interviewing tips regards arm position during the meeting. Typically, with so much at stake, people tend to have trouble knowing what to do with their arms and hands. So, the best rule of thumb is basically to do nothing. Relax. Allow the arms and hands to rest naturally in the lap. Of course, animated hand gestures while speaking is still a good idea, as long as it is not overdone.

* Space between you and the Interviewer

While it shows an interest in the conversation to lean slightly forward, it’s never a good idea to crowd personal space. Job interview success often depends on appearances. So, it is vital not to give the perception of being aggressive. Allow 30-36 inches of space between the interview participants. However, leaning into the conversation, with enthusiasm for the potential position, is a great attribute.

* Eye Contact

Finally, maintaining eye contact is vital to a successful job interview. When addressing and individual, look him/her straight in the eye. It conveys honesty and a straightforward personality, which is a much desired trait in good employees.

In short, preparing for a job is much more than showing up on time and having the right answers. Your body languageoften speaks louder than your words. Use it for a successful job interview!

Evergrande real estate firm makes missed September bond payment, avoids default

China property giant Evergrande Group wired USD83.5 million in interest owed in an offshore bond from September 23 on Thursday, temporarily averting default, according to a Reuters source and Chinese newspaper Securities Times.

The wire to a Citibank fiduciary account following a 30-day grace period came after assurances by various members of the Chinese government, Reuters reported. At a Beijing forum Wednesday, Chinese Vice Premier Liu He described the risks as controllable, and chairman of the China Securities Regulatory Commission Yi Huiman said that while authorities needed to curb excessive debt more broadly by “improv[ing] the effectiveness of the constraint mechanism on debt financing”, the matter would be dealt with properly.

Once China’s top real estate developer, Evergrande had accumulated approximately USD305 billion in liabilities, two per cent of the Chinese gross national product, after “dwindling resources” cut its value by 80%, according to Reuters. September data revealed Chinese home sales by value fell by nearly 17% year-on-year, according to The Guardian, and fears over its default led to a slowdown in China’s third quarter GDP growth to a year low of 4.9%. Two sale negotiations with rival developers Hopson Development and Yuexiu, valued at USD2.6 billion and USD1.7 billion, respectively, were suspended, reportedly due to a lack of consent by the government of Guangdong province currently overseeing Evergrande’s restructuring.

News of Evergrande’s remittance caused its shares to rise by as much as 7.8% this morning after a two-week pause in trading for the anticipated sale of 50.1% in Evergrande Property Services Group, and offering some reprieve for bondholders, according to Reuters. Portfolio manager at GaoTeng Global Asset Management James Wong, interviewed by The Guardian, called the news “a positive surprise”, adding “[i]f Evergrande pays this time, I don’t see why it won’t pay the next time.” Jun Rong Yeap for IG Asia pte., interviewed by Bloomberg, said the report “overturned” the narrative “that Evergrande will face difficulty in securing cash ahead”.

Further missed payments are due October 29 and November 11 after similar 30-day grace periods; including yesterday’s USD83.5 million, nearly USD280 million is owed to bondholders.

Stocks have been down for many major Chinese developers: Reuters Wednesday reported year-to-date stock prices fell 87.8% for Sinic Holdings, currently in Fitch Ratings’ ‘restricted default’ after failing to make an October 18 bond payment valued, according to The Guardian, at USD246 million; 80.2% for Evergrande itself; 78.3% for E-House, 58.5% for Fantasia Holdings and 54.6% for Kaisa Group, which defaulted in 2015 and had bonds reach record lows.

Estimates of the Chinese real estate market’s size range from 16 to 25% of the Chinese gross domestic product, according to The Guardian. Chinese President Xi Jinping’s aim to transform the country’s economy from one of debt-fuelled “inflated” growth to one of improved “quality and returns” included imposing regulations on developers that limited their capacity to borrow. A Guardian comment piece from economist George Magnus published on October 15 made reference to China’s “ghost cities” and “rampant credit creation” that has given rise to high vacancy rates and the “financialisaton of housing”.

Wikinews interviews candidate for Cleveland mayor Arthur Kostendt

Arthur Oliver Kostendt, a candidate running in the mayoral election of the US city of Cleveland, Ohio set to take place November 2, discussed his campaign and policies with Wikinews this spring.

According to Cleveland Scene, 29-year-old Kostendt is a member of the Cuyahoga County, Ohio Republican Party but has referred to his campaign as “casual”. According to his web site’s personal biography, he was a cadet for the Army Reserve Officers’ Training Corps (ROTC), scout platoon leader for the 2nd Squadron of the 107th Cavalry Regiment of the Ohio Army National Guard and logistics officer for the 1st Battalion of the 145th Armored Regiment. He served in Kuwait, Iraq, the United Arab Emirates and Saudi Arabia and assisted coalition force detachments in Southeast Asia.

Kostendt is a graduate of the University of Notre Dame and summa cum laude graduate of Cleveland State University. He writes he uses an apostrophe to abbreviate his middle name as “Arthur O’Kostendt” instead of the customary period after the O to emphasise his Irish heritage.

A poll published May 5 by Baldwin Wallace University, which does not feature Mr Kostendt, has Dennis Kucinich and Basheer Jones leading in the mayoral race by 17.8 and 13.3 points, respectively, with a margin of error of up to five per cent either way. 48% of those surveyed were undecided. Incumbent mayor Frank G. Jackson, who won the 2017 Cleveland mayoral election with 59% of the vote, is eligible for a fifth term but announced on May 6 he would retire.

Customers have certain expectations about the finished state of their new homes. They paint pictures in their heads that may or may not accurately reflect the homes you’re building for them. As a result, it’s important that a homebuilder’s representatives, typically a site supervisor and a sales representative, properly manage customer expectations during the construction process.

One of the best ways to manage expectations is through construction meetings, which are held between the builder’s representatives and the customers while the home is being built. Most builders hold three such meetings: one that occurs before construction begins, one that occurs before drywall is installed, and one that occurs right before closing. They take place at key milestones during the home’s construction and give you the time to thoroughly explain the homebuilding process to educate customers and shape their expectations. In addition, if these meetings are successful, they lead to a friendly working relationship and higher customer satisfaction ratings. Infrequent or unclear communication usually leads to unwanted surprises later in the process, such as someone upset over a missing upgrade or a misunderstanding about the floor covering. Continuously making sure you and your customers are on the same page while the home is being built is important. Use these communication opportunities to your advantage!Pre-construction meeting At the pre-construction meeting, the customer reviews the site plan, home plans, and other paperwork for the home with the builder’s representatives, usually the site supervisor and sales representative. The meeting is typically held immediately before the foundation work begins on the home and is often accompanied by a lot walk, so the customer can get a complete picture of the site.Pre-drywall meeting At the pre-drywall meeting, the customer tours the home with a member of the builder’s team to review the construction and the location of the major mechanical and structural systems of the home. The meeting is usually held just after the framing is finished and insulated but before the drywall installation begins.Pre-closing meeting At the pre-closing meeting, the customer walks through the home with a member of the builder’s team–usually a site supervisor, sales representative, or quality assurance person–to review the construction and agree to close on the home. The meeting is typically held one week prior to closing. These days, customers are more likely than ever to take an active interest in how their home is built. As a result, much of your time has to be spent making sure the homes the customers have built in their heads is the home described in the paperwork. It’s up to you to manage their expectations so they’re satisfied with the final result.

Greece defeats Portugal in boccia match at 2012 London Paralympics

London, England— Greece defeated Portugal on Tuesday in the boccia BC3 pairs gold medal match, by four points to one. 2012 is the eighth Paralympics since the introduction of the sport, which is similar to lawn bowls.

The Greek pair Nikolaos Pananos and Grigorios Polychronidis won three sets, and lost one, against Portugal’s Armando Costa and Luis Silva by scores of 2—0, 1—0, 1—0 and 0—1. They enjoyed enthusiastic support from Greek fans repeatedly shouting, “Bravo!” after each took their respective shots. Following the Greek win, supporters broke into rhythmic clapping, continuing their flag-waving and chanting. One of the Greeks competitors rolled his electric wheelchair around, whilst smiling and posing for photos.

Georgian-born Polychronidis holds an accounting degree from the Athens University of Economics and Business. He came into the London Games as a silver medallist from the BC3 individual event at the Beijing Paralympics. Having spinal muscular atrophy, he took up the sport at university where he was introduced to it by George Tzimas.

With London being Pananos’s debut Paralympic Games, he only took up boccia competitively in 2007 and took part in both individual and team events at these Games. Pananos, who has cerebral palsy and is retired, is coached by Andreas Keramidas and plays his club boccia for ASAX Eidiki Olympiada.

Portugal qualified for this match after beating South Korea 4—3 in the semi-finals. The Greeks earned their gold medal round opportunity after beating Belgium who went through pool play undefeated. Portugal won two of their three matches in pool play, losing one, and taking 14 points with only four scored against them. In pool play, Greece won two matches, lost one, and took eight points versus 13 points against them.

Boccia, which is similar to lawn bowls, was first played at the 1984 Summer Paralympics. As a Paralympic sport, it is played by people with cerebral palsy and similar locomotor conditions; players are divided into four different classifications based upon their functional ability.

Sixteen-year-old boy charged with murder over use of Playstation in Chile

A sixteen-year-old boy from Santiago, Chile has been charged with the murder of his brother after the pair got in a fight over whose turn it was to use a PlayStation 3. Police reported that the sixteen-year-old had stabbed his eighteen-year-old brother after he turned the PlayStation on without his younger brother’s permission.

It’s reported that the younger brother entered the kitchen and took a knife; he then stabbed his brother in the chest. Chile police reported that the youth said that “things had got out of control”. If convicted, the boy would stay five years in prison.

At the time of the death there was no one else in the building. The boy’s birth mother had abandoned them ten years ago and they had been adopted by a Belgian woman. At the time of the attack, she was visiting her home country.

Mexico authorities find over four dozen corpses

Authorities in Mexico have discovered 49 headless and dismembered dead bodies abandoned on the side of a road at the entryway to San Juan, a town located within Cadereyta Jiménez municipality. The bodies, six female and the other 43 male, were discovered by police at approximately 0400 CDT (0900 UTC) yesterday.

Speaking on behalf for security in the state of Nuevo León, Jorge Domene said, “We know from the characteristics that this is the result of violence between criminal gangs,” clarifying that this was not “an attack on the civilian population”. A spray-painted notice that read “100% Zeta,” referring to the Los Zetas drug cartel, was sighted on an archway where the incident occurred and is a sign that killings were linked to a dispute between drug cartels. Domene said the sign is typically a method Los Zetas uses when it takes responsibility.

Adrian de la Garza, a state prosecutor, has commented on the possibility of the individuals being killed as long ago as Friday and in a different location from where the bodies were discovered. He said he is still considering the possibility of those killed being migrants from Central America who intended to travel to the United States.

Both Domene and de la Garza said identification of the bodies will be difficult because the bodies were found headless and with their extremities removed. The corpses have been referred to the city of Monterrey for DNA profiling.

According to BBC News Online, Los Zetas is in a conflict with the Sinaloa Cartel and Gulf Cartel over drug transportation paths leading towards the United States, with all cartels attempting to gain control of the road paths. The road on which the discovery was made lies between Monterrey in the state of Nuevo León and the city of Reynosa, located close to the Mexico–United States border, in the state of Tamaulipas. National Autonomous University of Mexico security expert Raul Benitez Manaut described the conflict between the cartels as “the most definitive of all the cartel wars”.

On Wednesday, a discovery of a similar nature occurred when eighteen beheaded and mutilated corpses were discovered within two deserted vehicles near the city of Guadalajara. In a separate incident on May 4, 23 corpses were found in the city of Nuevo Laredo, fourteen of which were without heads. Over 47,500 fatalities have been recorded since the commencement of the Mexican Drug War in December 2006.

Pine Hardwood Flooring: Installation Guide

Pine hardwood flooring can be a beautiful addition to any home. The material is cheaper than that of most hardwoods, and will last a lifetime. In addition, the installation process is not too difficult, so long as you use precut lumber. Once youve outlined precisely how much material you will need and have bought the precut floorboards, you are well on your way. In this article, we will outline the installation process. 1. Tools / Materials2. Drywall screws3. Shop Vac4. 1 inch finishing nails5. 8d finishing nails6. Hammer7. Saw8. Rosin PaperThe following steps need to be carried out:Step 1 Remove all baseboards and floor trim. Once this is accomplished, you will be able to remove the floor covering and underlayment, revealing the subfloor. Inspect for any squeaky panels and drive drywall screws into the joists directly below them. This acts to tighten and secure the board while eliminating that annoying squeak. Step 2 Roll out the rosin paper onto the subfloor. Start with the wall that is perpendicular to the floor joists. Every six inches, staple it down with 5/16 stables. Make the joists with a straightedge and overlap the rosin paper four to five inches. Continue marking each joist as your move along. Step 3 Evaluate your materials and choose the straightest and longests pine boards for the first row and line them parallel to the longest wall. Give a inch space between the wall and the floorboard. Each end should butt together over the floor joists. Once the first row has been cut and laid out, apply glue in squiggly lines to the board bottoms and nail each into place. Step 4 Predrill each hole into the wood roughly inch from the wall. Be certain that the board is able to get close enough to the wall so the baseboard and trim cover the heads of the nails. Use an 8d finishing nail to secure the board to the subfloor. Step 5 Drive your 1 inch finishing nails through the tongue of each panel at a forty five degree angle. Use a nail set in order to sink the heads 1/8 inch below the surface of the wood. Nail each board down into each joist as a means to secure them. Step 6 Measure the available space for the last row of boards. Allow for to inch of expansion space between the wall and wood. Cut these last boards in order to fit the space. Step 7 Inspect the area to see if it requires any sanding. Many floors do not, but all cases are different. If you decide to go for it, be sure to use a shop vac to clean the dust afterwards. Step 8 Finish your floor with your favorite varnish or stain and allow to dry.


Detroit chemical plant experiences explosions, fire; residents evacuated/Brief

The EQ Resource Recovery Inc. and EQ Holding Company chemical processing plant near Romulus, Michigan, about 15 miles southwest of Detroit, was the scene of explosions and fire on Tuesday evening, continuing into Wednesday. The cause of the explosions and fire has not yet been determined.

Firefighters announced their intention to let the fire burn itself out, which was estimated will take approximately 8 hours. However, parts of the fire continued to burn as of Wednesday evening. There were evacuations of approximately 3000 residents from the area, but no reports of any serious injuries or fatalities. However, approximately 20 people were treated for breathing problems at nearby Oakwood Annapolis Hospital. The Environmental Protection Agency (EPA) is analyzing soot in the area to determine whether it poses a substantial health risk. The company in question has been the target of numerous enforcement actions by the EPA in the past, including a $240,000 fine in 1999.

A major chemical processed at the plant is acetone, the main ingredient in nail polish remover, which is known to be toxic in high dosages, especially to those with lung conditions. Acetone is also an eye and skin irritant.

Romulus is the site of the Detroit Metropolitan Wayne County Airport (DTW), the primary airport for the Detroit area and a hub for Northwest Airlines. There was no indication that airport service would be affected.
